About Us

The Embrey Mill project originally consisted of over 950+ acres of land in Stafford County, Virginia. In 2001, approval for 2,246 residential, 1,455 single-family detached units, 314 townhouses, 301 multi-family units, and 176 commercial apartments was obtained. Approximately 850 acres of the residential portion was then sold to NASH Stafford, LLC in January 2012 for the development of what is now known as the Embrey Mill neighborhood. The remaining 100 acres includes approval for over 1 million square feet of retail, 100 senior multi-family units, and 152 commercial apartments. Our Partners retained this portion of the land and has kicked off the multi-phased development of Embrey Mill Town Center.

BM Smith's Development Team is currently working on Phase 1 of Embrey Mill Town Center, which consists of 20 acres and over 100,000 square feet of upcoming retail, restaurants, and medical office space. We are excited to welcome many well-known businesses, such as WaWa, McDonalds, Starbucks, Chipotle, Panera, Popeyes, Mary Washington, and more! You may even be excited to hear about some of our local favorites, such as Mason Dixon. We anticipate the completion of Phase 1 in Fall 2024.
